One of the first questions agents ask when considering a TC is: how much is this going to cost me? The answer depends on what level of service you need.

The typical range

Most transaction coordinators charge per file (per transaction). Here's what you'll see in the market:

What affects the price

A few things drive TC pricing up or down:

Volume: Some TCs offer discounts for agents or teams doing 5+ deals per month. If you're a solo agent doing 2–3 deals, you'll typically pay the standard per-file rate.

Market: Pricing varies by state. Nevada and California tend to be on the higher end. Midwest markets are often cheaper.

Complexity: Commercial transactions, short sales, or deals with multiple contingencies may cost more. Standard residential resales are the baseline.

Service level: The biggest price driver. Full-service (they handle everything) costs more than partial (they handle the core tasks, you stay involved on decisions).

Is it worth it?
